Terms & Conditions

Guests must be 21 years of age or older to make a reservation. The person placing the booking is solely responsible for the conduct of all occupants and any visitors during the stay. By submitting a reservation request, the booking guest confirms they meet this age requirement and accept full responsibility on behalf of all guests.

Submitting a booking request does not guarantee availability or constitute a confirmed reservation. A reservation is confirmed only after you receive written confirmation from us and we have received the required deposit. Until both conditions are met, no booking exists and dates remain available to other guests.

Deposit

A deposit of 40% of the total booking amount is required to secure your reservation. This deposit is fully refundable within 48 hours of booking, provided check-in is more than 30 days away. After the 48-hour window, the deposit becomes non-refundable regardless of the remaining time before check-in.

Remaining Balance

The remaining 60% of the total is due at least 30 days prior to your check-in date. Reservations with an outstanding balance may be canceled at our discretion.

Payments are processed securely through third-party services (e.g., PayPal). We do not store, view, or have access to your payment credentials at any time. Third-party payment providers operate under their own terms and privacy policies.

How to Cancel

All cancellation requests must be submitted in writing — via email to bbcottage.oob@gmail.com or WhatsApp. Cancellations are effective from the date and time we receive your written notice.

Refund Schedule

Why the Deposit is Non-Refundable After 48 Hours

Once your booking is confirmed, those dates are removed from availability and are no longer offered to other guests. The non-refundable deposit helps offset lost booking opportunities, administrative processing costs, and market risk associated with holding dates exclusively for your reservation.

Any requested change to reservation dates, guest count, or other material terms is treated as a cancellation of the original booking and a new booking request, subject to current availability and pricing. The original cancellation policy applies to the canceled reservation.

No refunds are issued for early check-out or shortened stays. The full booking amount remains due regardless of whether the guest departs before the scheduled check-out date.

We reserve the right to cancel a reservation due to unforeseen maintenance issues, safety concerns, property damage, or events of force majeure (including but not limited to natural disasters, severe weather, acts of government, or public health emergencies). In such cases, refunds will be issued as required by applicable law. We are not liable for any consequential losses, travel costs, or inconveniences resulting from a cancellation made under this provision.

Early check-in and late check-out may be available upon prior request and are subject to availability. Additional charges may apply. Requests are not guaranteed.

Guests agree to use the property for residential/vacation purposes only. Commercial filming, events, parties, or any activity that generates income on the premises is strictly prohibited without prior written approval. Guests must comply with all applicable local laws, ordinances, and HOA rules, and must be respectful of neighboring properties at all times.

Guests are financially responsible for any damage to the property, fixtures, furnishings, or appliances caused during their stay — whether by the booking guest, accompanying guests, or visitors. Guests are also responsible for any excessive cleaning requirements beyond normal wear and tear. Charges will be assessed based on actual repair or replacement costs, or professional estimates where applicable, and guests authorize such charges to be applied to the payment method on file.

We reserve the right to terminate a guest's stay immediately and without refund in the event of rule violations, unsafe or illegal behavior, disruptive conduct affecting neighbors or the surrounding community, or damage to the property. In such cases, all amounts paid are forfeited.

To the fullest extent permitted by applicable law, Beachside Bliss Cottage and its owners, agents, and representatives shall not be liable for:

• Personal injury, illness, or accidents occurring on or near the property
• Loss, theft, or damage to personal belongings
• Interruption or failure of utilities (electricity, water, internet, etc.)
• Events beyond our reasonable control, including weather, natural disasters, or government actions
• Acts or omissions of third parties

Guests assume all risks associated with their stay and agree to hold harmless the property owners and operators from any claims arising from such circumstances.

We strongly recommend that all guests purchase comprehensive travel insurance prior to their stay. Travel insurance can protect against unexpected cancellations, medical emergencies, trip interruptions, and other unforeseen events that are not covered by our refund policy. We are not responsible for any losses arising from a guest's failure to obtain travel insurance.

These Terms & Conditions are governed by and construed in accordance with the laws of the State of Maine, United States of America, without regard to its conflict of law provisions. Any disputes arising out of or relating to these Terms, a reservation, or a guest's stay shall be subject to the exclusive jurisdiction of the courts located in the State of Maine. You consent to personal jurisdiction in such courts.

We reserve the right to update or modify these Terms & Conditions at any time without prior notice. The version in effect at the time of your booking confirmation will govern your reservation. Continued use of this website after any changes constitutes acceptance of the updated Terms.

This website is provided for informational and booking inquiry purposes only. We make no warranties, express or implied, regarding the accuracy of availability, pricing, or property descriptions displayed on this site. Technical errors, system outages, or delays may occasionally occur. All bookings remain subject to final written confirmation. Use of this website is entirely at your own risk.

Communication via email, WhatsApp, or any other messaging platform does not constitute a confirmed reservation unless we provide explicit written confirmation stating that your reservation is confirmed. General inquiries, availability questions, or price discussions do not create a binding agreement.
